Declutter/Deep Clean:

This step is so simple that it should go without saying, but I’m sure we’ve all toured homes that the seller has neglected to clean. Regardless of how nice the neighborhood is or well-rated the schools are, a messy home will leave buyers with a negative impression of the property.  To declutter, go into every room and get rid of extra furniture, wall hangings, stacks of paper, clothing and anything else but the bare necessities. Not only will this give you a head start on packing, but it’s also an opportunity to purge and simplify your belongings. Along with decluttering comes a thorough deep clean. Spend the time or money to have your home cleaned before going on the market. Essentially, you want to present your house as a model home to potential buyers. 

Paint:

Fresh paint sells houses and it’s cost effective too! Having your house’s interior painted in neutral colors prior to listing will make a world of difference in how the house shows. A neutral palate is more accessible to potential buyers and allows them to better envision their personal style in the home. Try to pick lighter neutral colors to brighten up the home and give the impression of more space. Additionally, depending on how long it’s been since the exterior of your home has been painting, it might be worthwhile to invest in a new exterior patina. 

Floors:

If you have older carpeting or wood floors that have seen better days, invest in getting new carpeting put in or refinishing those floors. Tips for Saving for a Downpayment

Saving for a down payment is harder than ever with student loan debts and rental costs rising. We have some ideas to help you not loose hope of owning a home some day! By planning ahead and leveraging technology, you can start saving for a down payment today.

1. Automatic deposits

Set up an automatic deposit into a savings account that occurs the day after you receive your paycheck so you know you’ll have the cash available. If you don’t see the money, you won’t miss it! Some companies will actually let you set a dollar amounts or percentages of your paycheck and deposit it into multiple accounts for you. If you are unable to automate the withdrawal, set a reminder on your calendar for every two weeks.

2. Savings apps

There are a few apps that help you automate savings by rounding off each purchase you make to the nearest dollar and allows you to either invest the money or add it to a savings account. For instance, if you spend $7.56 on lunch one day, the app will take $.44 and save/invest it for you. It seems like a small amount, but if you think about how many purchases you make per month, it can add up! Check out the apps Acorns or Clarity Money that will round off your purchases.

3. Spend less

This sounds like a no-brainer, right? Do a deep-dive into your spending and discover any potentials for savings. Maybe make coffee at home every morning instead of stopping at the local cafe? Every month, aggregate your savings and put that whole amount into your savings account.

4. Clean house

Declutter your closets, shelves, drawers and cabinets! Sell anything you don’t want or need on Craigslist, Facebook or other consignment apps. You may bring in only $20-$30 at a time, but it will add up when put into an interest paying savings account!

Have a reasonable goal when it goes to saving for a down payment. You don’t absolutely need to have the 20% down payment ready when you want to buy a home. Due to down payment assistance programs and a variety of loan options, you can purchase a property with less than that. Give these ideas a try for a few months and watch that down payment add up!!

Spring Home Maintenance Tips

Mother nature has recently decided to show us her “brighter” side by giving us several sunny days in a row! Now is the time to plan for warmer months coming our way.  The threat of winter storms have passed (hopefully) and what better way to enjoy the longer days than by getting important projects done outside?

Quick Items to Complete in a Weekend

•Prevent mosquitoes from settling in your yard by getting rid of standing water or maintain the area regularly.

•Inspect concrete and asphalt for any cracks and schedule repairs as needed. Damaged concrete may need to be completely replaced but asphalt can often be patched.

•Check for termites swarming from March – June. If you have holes in the woodwork that winged insects are crawling in and out of, it’s time to call a professional pest control company.

•Wash exterior windows by using a hose attachment or hiring a pro. This will increase the brightness in your home and it’s curb appeal!

•Clean gutters & downspouts after the last frost has passed, and make sure the water runs away from the home. This can prevent potential damage from heavy spring rains.

•Check irrigation & sprinkler systems to ensure they are working properly.

•Repair or replace screen doors and windows that have holes or tears. Repair kits can be found at most DIY stores.

Big Ticket Items to Budget For

•Check your roof, or have a professional check, for any damage done during winter storms. If you notice anything that needs repair, call a roofer.

•Spring is a great time to repaint your home’s exterior. You can work with a color consultant to make your dreams a reality!

•Every two years or so wooden structures on your property need to be resealed and stained. This may be the year to address those decks, railing, fences, and pergolas!

Tips for Creating a Gallery Art Wall

First, think about your style

Are you eclectic/bohemian? You may want to round up an assorted group of frames and artwork. And since you’re a free spirit, the sky’s the limit.

Do you love simplicity and order? You may go for a grouping that uses the same frames and sizes, and are arranged perfectly geometrically.

Love a particular color or colors? All of your frames could be black, or gold, or white, art could be black & white photography or green foliage with colorful accents.

Love one subject? Your gallery wall can be based on a theme; anything from fern fronds to African wildlife, still life photos to foreign films.

Think about where it will go

Art can be very sensitive, make sure you hang it out of direct sunlight.

If part of your gallery wall includes a mirror(s), think about what it/they will be reflecting. You sure don’t want to see a reflection of the bathroom, or a window that showcases the garbage bins outside!

The size of the wall is important, this may dictate how many frames will be included in your gallery wall.

Spacing

Arrange the pieces on the floor first before assembling on the wall. You can either put the artwork on the floor, or cut pieces of paper the size of your artwork (can be easier to rearrange). You can also tape your paper cutouts on the wall using blue painter’s tape (that should ensure that you won’t remove paint when removing the tape). If you’re making a symmetrical grouping, use the tape and a level to make perfectly even lines to line up your art. Make your pencil marks on the tape so you have control of exactly where the art will hang.

You will find some articles that say all artwork should be “X” number of inches apart. But there is no hard and fast rule. Here you get to do what you like. That said, if you’re the “simplicity and order” person, all of your artwork spacing must be a consistent measurement. Ms./Mr. Bohemia – make the differences noticeable, mix big and small, throw in an antler, or hangable WOA (work of art), however your spirit moves you.

One last piece of advice: wait until you’ve got all other furniture and decor items in your rooms, then hang your gallery wall.
